WINDSOR REAL ESTATE MARKET NEWS...… FEBRUARY 2025 MARKET REPORT TO DATE:
We are in a market that’s kind of a very tricky situation right now, with the threat of Donald Trump US tariffs imposed on Canada. The Windsor Essex County market is in a "Pause wait and see mode", buyer and seller uncertainty anxiety. With inflation under control, it's expected the Bank of Canada will continue to steadly lowering interest rates. A variable rate option should be considered for financing or refinancing.
The average sale price for homes sold in in the WIndsor Essex County region for February was $559,363 down 3.79%, new listings up 9.48% and properties sold down 12.54%, compared to same month last year. The average sale price from January 2025 until February 2025 has been marginally decreasing month over month with a 2025 YTD decrease of 10.12%. Another notable fact for February, the highest unit’s sales by price category is 83 homes in the $420,000 to $549,999 category, followed by 82 in the $550,000 to $699,999 range.
February 2025 Stats for Windsor Essex County Real Estate reported a total of 307 residential homes sold for the month (down from 351 for the same month last year). Residential homes sold YTD 577 down 10.12% from 642 year over year comparisons. New listings for the month 739, up 9.48% from residential listings last year 675. YTD residential listings are on the rise 1,563 up 18.41% from 1,320 year over year comparisons. At month end there was a total 1,359 listings still available on the market, about 3 months supply.
The Windsor housing market currently skews to a buyer’s market as a direct result of US tariffs, otherwised a balanced buyer's / seller's market. Residential Sales / Listing Ratio Stats hit an YTD annual average of 36.9% with a monthly trend at 41.5%. A legitimate Seller's Market (>60% is a Seller's Market). The average sale price of these homes hit $559,263(compared to $581,402 during the same month last year down 3.79%). The average sales price YTD $563,843, marginally up from $561,484 year over year comparisons.
The Windsor Essex County market still continues with multiple offer bidding wars, but bidding wars are not as prominent and have decreased in terms of number of competing offers and offer pricing. It generally applies to lower priced affordable homes, if the listing is priced below market value.
Buyers from outside this region still continue. We are still an area of many affordable homes, but becoming less so. Increasingly becoming less affordable to the first-time home buyer.
